Asbestos Services;

Asbestos containing materials or what are more communally referred to as ACMs are any type of materials that contain more than 1% asbestos. These materials are considered to be extremely hazardous and offer a great risk to the heath of those who are likely to come into contact with them. Due to this in 1999 The asbestos safety regulations were put in place and state;

If existing asbestos containing materials are in good condition and are not likely to be damaged, they may be left in place; but their condition must be monitored and managed to ensure they are not disturbed. Following this it became a legal requirement as of 2012 to maintain an asbestos register inline with the control of asbestos regulations 2012. It specifically mandates that duty holders (e.g., employers, building owners and property managers) are to assess the presence of asbestos in commercial premises and maintain a record of findings.

A refurbishment or demolition survey must be carried out by a competent surveyor. It involves a destructive inspection and potential asbestos disturbance so the area must be vacated during the survey. The surveyor must confirm it as ‘fit for reoccupation’ after the survey is completed. This type of survey must locate and identify ACMs, including those hidden within the building fabric, before any structural work begins at the premises or on equipment. There is a legal requirement for all ACMs to be removed, as far as reasonably practicable, before major refurbishment or demolition.

How we ensure your Asbestos survey and removal needs are met;

-As with all of our services at Capital Risk Consultancy you will be allocated a named Admin contact as well as a named Asbestos Surveyor. This is to ensure you know who to contact should you have any questions related to the services you require.

-Upon initial inquiry we will try to establish an overview of your requirements as well as an understanding of your business/ premises this will enable us to tailor our service to your individual requirements and ensure any site visits are conducted in the least disruptive manner as the premises will have to be vacated before any sampling or removals take place.

-The surveyor will conduct a site visit to complete a risk assessment as well as conduct initial ACM testing. Whilst on this visit they will inspect any risk mitigation features you already have in place so if necessary they are able to recommend more effective measures when they present you with their findings.

-Upon the completion of the ACM testing and risk assessment the asbestos surveyor will book a meeting with you to discuss their findings and what if any actions need to be taken as a result of them. (Please note this may be conducted via virtual meeting)

-They will then work with you to meet the recommended changes whilst keeping inline with your business requirements.

-If you require Asbestos to be removed then they will work with you to set a timescale for completion and sign off.

-They will then work with you to set up a renewal schedule to ensure legislative compliance if this is applicable to the service/outcome you require.
